When you are buying or refinancing a property, an environmental site assessment (ESA) phase I study will be required by your financial institution.In addition to complying with the conditions of a sale or refinance, this study will demonstrate your commitment to reducing environmental liability and increase confidence in the condition of the site.

A phase I study identifies the presence of any potential sources of contamination on the site and examines the surrounding properties likely to cause an environmental impact. Our highly trained team of professionals will conduct the study using proven and reliable methods, and compile a timely report (if required) with helpful recommendations and a detailed work plan and budget.

The methodology used for this mandate is based on recommendations given in the Canadian Standard Association document number CSA Z-768-01

How we conduct your study

The scope of work for a Phase I Environmental Study includes:

A comprehensive review of the property’s history and the surrounding area, compiled with all available municipal and provincial data

An application of current laws for example: Bill 72, protection of wetlands

A site reconnaissance, including detailed aerial photographs of the site and surrounding properties and land features

An inspection of all equipment and materials for potential harmful or contaminated substances

An inspection and site walkover by qualified personnel
